Analiza siły fundamentalnej spółek w sektorze deweloperskim notowanych na GPW w Warszawie

Cel - Celem artykułu jest ocena siły fundamentalnej spółek deweloperskich notowanych na GPW w Warszawie. Celem pośrednim jest określenie sytuacji w sektorze deweloperskim oraz koniunktury na rynku nieruchomości w badanym okresie.

Metodologia badania - W badaniu wykorzystano koncepcję siły fundamentalnej spółek, a do jej pomiaru odpowiednio skonstruowane wskaźniki siły fundamentalnej (WSF). W sposób syntetyczny odniesiono się do sytuacji w sektorze deweloperskim i na rynku nieruchomości. Dane do analizy pochodziły z Notoria Serwis 2016, WGPW oraz z GUS. Badanie obejmowało lata 2011-2015.

Wynik - W wyniku analizy zrealizowano postawione cele badawcze. Zastosowanie koncepcji siły fundamentalnej i jej pomiaru umożliwiło w sposób syntetyczny na odniesienie się do analizowanej problematyki. Badanie potwierdziło dysproporcje występujące w tym zakresie.

Oryginalność/Wartość - Przeprowadzone badanie wpisuje się w obszary implementacji siły fundamentalnej i jej pomiaru w procesie analizy i oceny sektora deweloperskiego i wskazuje na utylitarny charakter koncepcji siły fundamentalnej.

Purpose – The main goal of the paper is assessment of the fundamental strength (power) for developers companies listed on the Warsaw Stock Exchange. An intermediate goal is also to determine the situation in the developers sector and the situation on the real estate market in the period considered.

Methodology of the study – In the study was used the concept of the fundamental strength of the companies, and to its measurement the adequately constructed the fundamental strength indicators (FPI). The Authors in synthetic way referred to the situation in the developers sector and real estate market. The data for the analysis came from Notoria Serwis 2016, WGPW and GUS. The study covered the years 2011–2015.

Result – As a result of the analysis, the research objectives were met. The application of the fundamental strength concept and its measurement has made it possible in synthetic way refers to the analyzed problem. The study confirmed the disparities in this regard.

Originality/Value – The research falls into the areas of implementation of the fundamental force and its measurement in the process of analysis and evaluation of the developers sector and points to the utilitarian character of the fundamental strength concept.
